Preparing your house for selling can be daunting and overwhelming task, the longer you have lived in your home the more things you will have to acquired.  Staging is about clearing and de-cluttering. Which means family photos, too many paintings; canvases need to off the wall or put in a place where they fit in. The most important thing with staging is to highlight your home strengths and downplay its weaknesses.  Here are some Home staging Tips:  1. Remove any furniture that you can live without for a few weeks  - Make the room look as open and empty possible to make the room feel larger, this is a big plus to the potential buyer. Remove the things that can make the room feel smaller as well any kid furniture.  1. Rent a storage Unit (if it’s in the budget)  - The reason I recommend this over just tossing everything in the garage is that a stuffed –full garage can send the message that there isn’t enough room in the house to store everything. If you can keep your garage and all of your closets as empty as possible, it creates the feeling an ample storage in your home.  2. Take down super personal décor, but don’t get to far  - Take down anything super specific to your family (like family photos, this includes your doll collection etc...) Leave neutral, simple and beautiful décor up, buyers may be much interested in seeing your home.  3. Clean the counters, and keep the most surfaces clean  - The cleaner your counters and tables are, the less distraction there is for potential buyers. Leave some décor out, a totally empty entry table may not be distracting but it also doesn’t do your home in any favors.  4. Don’t forget about the exterior  - Make sure to make the exterior of the house feel cozy and clean. Clean up the backyard and left the patio and the play area looking nice and neat. Get rid of the trash or left over project materials floating around in the backyard and the workshop and set a fresh new welcome mat by the front door.  5. Set the table  - Put a pretty centerpiece and leave placemats on the table. Create a cozy feel that screams “this is home” and one of the very best ways to do is by creating a mental image of family dinners and the dining room table.  6. Have your home professionally cleaned  - Make sure to clean the ceilings, the baseboards, and all of the little nooks and crannies that often get missed in a normal cleaning routine. This is best foot forward for potential buyers, and will get a long way in making your house look better.  7. Once it’s cleaned, KEEP IT CLEAN  - Make sure to keep the house clean.  8. Have Pre-Showing Routine  - Make sure the house is ready for the showing.
